The parcel review comes first here too: setbacks and coverage determine whether the addition fits; zoning determines whether a second story flies; permit history determines whether unpermitted past work needs resolving before the city approves anything new. Finding these answers in week one is cheap. Finding them at plan check is not.

I handle plan check and corrections, coordinate the structural engineer and Title 24 consultant, and stay on call through construction.
